In 2014 the Kumeu Courier undertook a 6 month study the dynamics of what makes a great street. They considered a range of criteria including hard and soft landscaping, infrastructure, traffic, people factors, amenities and community. Ultimately, Crabb Fields Lane came out on top.
ACH Consulting were proud to help the land owners develop the 29 lot subdivision in Riverhead. “When the owners of this land in the heart of Riverhead reluctantly gave up farming they decided that although amateurs, they would develop it themselves.” We worked closely with the land owners to guide them through the subdivision process and get the best possible outcome. Along the way, ACH provided expert engineering services for Resource Consent, Engineering Approval, construction observation and final certification of all the infrastructure works.
The owners wanted “the best possible outcome so used modern urban design to enhance the rural nature of the area. Crabb Fields Land maximises the natural assets of the forest, Wautaiti Stream and generous reserves maintain the rural outlook.” ACH undertook a detailed flood assessment of the Wautaiti Stream that runs adjacent to the subdivision and the subsequent detailed design and construction observation of a precast concrete bridge, roading and reticulated infrastructure such as stormwater, wastewater and water supply.
As the land owners had strong ties to their property, and were undertaking the development with a personal touch, sections were purchased over time from the owners. This meant “the neighbours got to know each other from the outset and so a family-friendly neighbourhood has developed with a firm commitment to look out for each other for the betterment of the residents in this unique street.”
Judges of the Best Street award commented that “This development incorporates a good mix of natural, soft and hard landscaping elements. Good use of services and street networks and a mix of build companies offering clean design and easy access to garaging. Further complications in the migration from localised septic system to Town Sewerage mid project has been controlled well. Consistent planting and high presentation has delivered a high value product.”
